The reverse mortgage process — nine steps.

Knowing the process in advance is the best way to feel in control of it. Here is every step from first conversation to funds in your account, with my honest read of how long each typically takes.

Nine steps, plain English

  1. 01

    1 · Awareness

    Every journey begins with learning. Whether you found us through a referral, an online search, or your own research, taking time to understand your options is the first step toward making an informed retirement lending decision.

  2. 02

    2 · Education

    We'll meet by phone, video, or in person to discuss your goals and review your situation. I'll answer your questions, explain your options, and help you determine whether it's worth exploring further. Most consultations take 30–45 minutes.

  3. 03

    3 · HUD counseling

    You complete an independent counseling session with a HUD-approved third-party counselor. You receive two certificates — one to keep and one for the file. Typically 60 minutes, by phone.

  4. 04

    4 · Application

    If you decide to proceed, we complete the formal application. You receive full copies of every document. Plan on 20 to 30 minutes.

  5. 05

    5 · Financial assessment

    I'll complete an initial financial assessment before submitting your application to underwriting, helping ensure your file is complete and ready for review.

  6. 06

    6 · Appraisal

    A full appraisal determines your home's value based on comparable sales nearby. Typically scheduled within 1 week, report back within 5–7 business days after.

  7. 07

    7 · Processing

    The lender processes paperwork including appraisal, title report, lien verification, and income documentation. Typically 48 hours; I keep you informed throughout.

  8. 08

    8 · Underwriting

    The underwriter reviews the file, raises any conditions, and approves the loan. Typically 1–2 weeks once processing is complete.

  9. 09

    9 · Close & funds

    You'll sign your final loan documents at home with a notary. A federally mandated 3-day right of rescission follows. Then your funds are disbursed according to your selected payment option.

How long does the whole thing take?

End to end, plan on 30 to 60 days from application to funding for a standard HECM. Jumbo reverse mortgages can be faster because they skip the FHA processing layer. Where the process most often slows down: missing tax returns, unresolved title liens, or HOA approval letters for condo properties. We catch those early.
